Ontario's Condominium Act, 1998 gives buyers a 10-day rescission period after receiving the status certificate package. That window is your only chance to review the full condominium record — and most buyers don't know what to look for.

The status certificate is just the starting point. Ontario Condo Buying — Common Questions

What is a status certificate and what does it contain?
A status certificate (issued under the Ontario Condominium Act) discloses: current monthly common expenses, whether the unit is in arrears, any special assessments levied against the unit, active or pending litigation, the current reserve fund balance, management contract details, and whether the corporation is aware of any circumstances that may result in an increase in common expenses. Sellers must provide it within 10 days of request.
Is a reserve fund study mandatory in Ontario?
Yes. Ontario's Condominium Act requires that all condo corporations conduct a reserve fund study at least every 3 years and update it at least every 3 years after that. The corporation must then implement a plan to fund the reserve based on the study. A study that shows the reserve is significantly underfunded is one of the strongest predictors of a future special assessment.
Can Ontario condos restrict short-term rentals (Airbnb)?
Yes. Ontario condo corporations can restrict or prohibit short-term rentals through their declaration and rules. Unlike BC (where Bill 44 removed most long-term rental restrictions), Ontario condos retain significant control over both short-term and long-term rental rules.
